Asbestos Findings in Your Home

Homeowners are more aware today about the many potential dangers of asbestos in their homes, especially if their homes were built prior to 1980.  Here at From the Ground Up Inspections, we are committed and dedicated to providing all our clients with state of the art, thorough asbestos inspections of their homes.  Whether located in Nashville, Murfreesboro, Franklin, Shelbyville, Lebanon, Brentwood, La Vergne, Mount Juliet or Antioch, our valued clients can always depend upon the highly professional services provided by our certified and licensed inspectors.
Understanding the fears homeowners have with regard to asbestos and the many risks and hazards it presents with, we strive to provide all our clients and their families with the confidence and peace of mind needed to know that the safety of their home and families is in our trusted and very capable hands. Our top of the line inspections help homeowners identify which, if any parts of their house, contain any form of asbestos as well as the immediate attention that may be required.
Quality Services, Superior Inspectors
Our award-winning inspectors will spend several hours examining and inspecting your home for varied aged construction materials.  In particular they are in search of any construction materials that are dated as far back as the 1980’s and earlier because these materials are more than likely to contain some asbestos since they were made and manufactured prior to the enforcement of asbestos regulations.
With this information at hand, our inspectors are thorough and detailed in their inspection so as not to miss any materials that contain asbestos and can, therefore, be harmful to you and your family members as well as the environment in your home.
What Materials Contain Asbestos
Asbestos findings typically appear in, first and foremost, types of insulation used throughout the home during construction.  In addition, there are tiles, shingles, varied paints and even cements manufactured prior to 1980 than contain asbestos.  Our inspectors will perform an in-depth inspection and analysis of all these materials in their dedicated efforts to locate any asbestos findings in your home and take proper steps to have it remediated if necessary.
The Inspection Process and Protocol
If one of our highly trained inspectors here at From the Ground Up Inspections comes across any material that may potentially contain asbestos, they will first photograph the area and take a sample that will be sent along for further analysis and inspection.  Our inspectors perform all work according to industry and OSHA standards in order to keep themselves, as well as you, your family, and your property safe at all times. They always wear appropriate safety gear during these asbestos inspections since they may end up handling products that could potentially contain asbestos.
Once the samples are drawn by our inspectors, they will be sent off to an accredited laboratory for further analysis and inspection.  It is this laboratory that will make the final determination as to whether or not the material contains dangerous asbestos and exactly how high the asbestos content is, providing all of this information to our inspectors typically within a two day period.
Depending on how much asbestos is present, our inspectors will advise our clients of any steps or precautions that need to be taken to manage or remediate the asbestos.  If the asbestos is of a minimal content, then homeowners are recommended to simply put an asbestos label in place if the inspectors feel there is no need for any abatement or remediation procedures.
If, however, the asbestos findings present with exposure risks, then these products will require immediate attention. An abatement process is necessary to remove the dangerous materials.  Our inspectors will work alongside all our valued clients in finding a professional and certified abatement or remediation company to handle this sensitive and risky process.
Quality and Commitment you can Count On
Our highly recognized inspectors here at From the Ground Up Inspections are committed to the safety of all our clients, their families and their homes.  When they come out to your home and perform your asbestos inspection, they will provide you with a complete and thorough inspection report that details the asbestos findings, any actions taken by the inspectors, and any recommendations made for the abatement or remediation of the asbestos from your home.

At From the Ground Up Inspections you can always rely upon our quality of services, professional training, our compliance with all industry and OSHA standards, and our willingness to go the extra mile for the benefit of all our valued clients.  If you are concerned about potential asbestos materials in your home, then don’t wait a moment longer.  Give a shout out to our experienced and friendly inspectors today, and let us provide you with the confidence and peace of mind you need to know that your home and family are safe from any harmful risks of asbestos.

What You Need to Know About Lead-Based Paint

There are many issues that soon to be homeowners, or homeowners looking to sell and purchase a different home, should be aware of.  Typically, when buying a home it is required to have a home inspection performed.  We here at From the Ground Up Inspections are recognized in the industry as one of the most reliable, and reputable home inspection companies in all of Murfreesboro.  Our qualified and highly trained inspectors are all fully licensed and certified to form just about every type of inspection on the market today.

When you are in the market to buy a home, there are many potential problems that you should give careful attention and consideration to.  Such issues as mold spores, termites, poor HVAC and ventilation systems, faulty equipment in the home and even the presence of lead-based paint, can present potential homeowners with serious problems down the road.  For this reason, it is imperative to have a home inspection performed prior to actually investing in or purchasing a home.

What is Lead-Based Paint?
Most of us know that lead is a highly toxic metal that can most assuredly cause many different types of health problems.  These problems are especially exaggerated in young children.  When lead gets absorbed into the body, it can cause damage to vital organs in the body, such as the kidneys and lungs, as well as cause damage to the brain.  In addition, lead contributes to learning disabilities in children, behavioral problems, seizures of many types and even death.

There are many indications and symptoms specific to lead poisoning that include stomach problems, consistent headaches, severe nausea and even vomiting, irritability, and excessive fatigue.  It is important to understand that whether inside your home or outside the home, any type of lead mixture that has deteriorated will easily mix with soils outside in your yard or even dust on the interior of your home.

Many times the soil around a home can be contaminated with lead.  If your children play in the yard, they too can become contaminated or poisoned by the lead.  In addition, children tend to pick up and eat paint chips that may have flaked or peeled off of the walls in your home, especially children of very young ages, which exposes them to the lead and presents with poisoning to the children as well.  Yet another source of lead poisoning comes from children, or even adults, putting objects that are lead contaminated into their mouths.

Homes Built Prior to 1978
If either you or anyone in your family is exposed to lead-based paint, then surely you want to take appropriate steps to protect the health and well-being of those involved.  If you live in a house built prior to 1978 then we here at From the Ground Up Inspections advise all of our clients to follow these steps.

·       Wipe down all the flat surfaces in your home including window sills and any other hard surfaces with a damp paper towel or other cloth regularly and when finished, dispose of the towel.

·       Mop all of your hardwood floors with a damp mop once a week in your efforts to control the amount of dust that can accumulate on the floors.

·       Vacuum all your carpets and your upholstery routinely so as to remove any dust accumulation.  Our experts here at From the Ground Up Inspections highly recommend the use of a vacuum with a HEPA filter.

·       Be certain to always take off your shoes when entering the house because you may very well have contaminated substances from the soil around the home on  your foot apparel.

·       If there are any loose paint chips anywhere on the inside or outside of the home, pick up and remove the chips with a slightly dampened paper towel and throw both chips and towel into the trash.  Then take a clean, damp cloth and wipe the surface further.

·       We also highly suggest that you contact our expert team of inspectors here at From the Ground Up Inspections to perform a lead test on your home, including the outdoor soils, to ensure that there are no high levels of lead-based paint poisoning present.

How Your Home Inspection Can Affect Your Purchase

One of the many life changing events we will all experience at one time or another in our lives is that of buying or selling a home.  We all know how frustrating and stressful it can be when the time is upon you to purchase a new home.  The fears, the uncertainties, the not knowing, and all the endless tasks that need to be performed during the purchase process can surely take a toll on your emotions, your time, and your pocketbook.

One of the most important first steps that comes into play when purchasing a new home is that of having a home inspection performed.  At From the Ground Up Inspections we are here to provide all our Tennessee home buyers with a top of the line, quality home inspection that will surely assist potential buyers in their decision making process.  Our qualified and highly experienced inspectors are trained in all aspects of home inspection and are committed and dedicated to providing the most superior inspection services to all our Tennessee clients.

With our primary focus being on the satisfaction and well-being of all our clients, we at From the Ground Up Inspections remain dedicated to providing services that are not only superior and top-rated, but at prices and timelines that are acceptable and suitable to our clients.  We recognize how busy and important everyone’s schedule is these days and remain steadfast in delivering our extraordinary home inspection services effectively and efficiently to all our Tennessee clients.

The Role of the Home Inspection

A home inspection is not only common, but mandatory in most, if not all, home purchase contracts.  The purchase contract typically calls for the performance of a home inspection to occur within a specific timeframe in order to confirm that the home is in satisfactory and acceptable condition for purchase.  If there is a problem that arises when the inspection is being performed, the potential buyer can either walk away from the deal or try to make a counter offer on the originally agreed upon sale price to compensate for the unsatisfactory inspection results.  Overall, a home inspection is critical to the entire purchase process and plays a very significant role on the part of the buyer.

What To do If an Obvious Problem is Found

Many times there are problems that come up during our inspection that are rather significant wherein the buyer finds it appropriate to go back to the seller and present them with some sort of a counteroffer to fix the problem before the inspection and the sale/purchase process goes any further.  At From the Ground Up Inspections we will advise all our clients of any such problems, and offer the data necessary to confirm the existence of the problem and the severity of the problem as well.  If these types of serious problems are encountered typically there is some type of counteroffer that comes into play in order to remedy the problem.  More often than not, the buyer will go back to the seller and ask them to resolve the problem.  The buyer can either agree to do so or can flat out reject the counter offer and stop the sale of the home, or may offer some type of credit to the buyer that will allow for them to remedy the problem themselves after the fact.

What to Do if a Potential Problem Exists

There are many times when we perform our home inspections that we discover a problem that is not immediate, but indeed could be present down the road.  For instance, when inspecting the roof there may not be any obvious leaks at the time of the inspection, but we determine that the roof is nearing the end of its determined life expectancy and should be replaced.  In this case, it might make good sense for the potential buyer to go back to the seller and ask them for some sort of a credit that will afford them the monies needed to have a new roof installed in the near future.  Many times the seller will agree to offering a credit equal to half of what the buyer is asking for in good faith and, more often than not, the buyer usually accepts.

Our inspectors will advise the potential buyer of any and all of these types of potential problems so as to afford the buyers the opportunity to bargain with the seller with regard to the repairs they will have to make in their near future.

When Should You Walk Away

As professional, trustworthy and remarkably ethical inspectors, we at From the Ground Up Home Inspections are committed to providing the most adequate inspection possible that assists buyers in knowing all that they need to know about the home before making their extravagant investment.  There are times when we identify problems in our inspection that are extremely significant or costly that may force the buyer to reconsider purchasing the home.  If these types of problems exist, then rest assured our qualified and very professional home inspectors will notify our Tennessee clients of their existence since we do not want to be responsible for a buyer making a purchase at a hefty price that may end up costing them even more monies over a short period of time.

At From the Ground Up Inspections we are all about our clients.  We strive to deliver services that provide the utmost in satisfaction and comfort to our clients and are determined to maintain the industry recognition we have been awarded for our trust, our integrity, and our overall ethical, professional standards and procedures.
