The Role of the Home
Inspection
A home inspection is not only common, but mandatory in most,
if not all, home purchase contracts. The
purchase contract typically calls for the performance of a home inspection to
occur within a specific timeframe in order to confirm that the home is in
satisfactory and acceptable condition for purchase. If there is a problem that arises when the
inspection is being performed, the potential buyer can either walk away from
the deal or try to make a counter offer on the originally agreed upon sale

What To do If an

for them to remedy the problem themselves after the fact.
What to Do if a
Potential Problem Exists
There are many times when we perform our home inspections
that we discover a problem that is not immediate, but indeed could be present
down the road. For instance, when
inspecting the roof there may not be any obvious leaks at the time of the inspection,
but we determine that the roof is nearing the end of its determined life
expectancy and should be replaced. In
this case, it might make good sense for the potential buyer to go back to the
seller and ask them for some sort of a credit that will afford them the monies
needed to have a new roof installed in the near future. Many times the seller will agree to offering
a credit equal to half of what the buyer is asking for in good faith and, more
often than not, the buyer usually accepts.

all of these types of potential problems so as to afford the buyers the
opportunity to bargain with the seller with regard to the repairs they will
have to make in their near future.

Away
